(Posible) primera pérdida de capital en Estateguru.
Según un blog alemán, abajo, el préstamo que estaba en default mucho tiempo:
Tuigo street development loan Interest Rate: 11.0%+2.0% Target: € 130,000 Loan Period: 12 months LTV: 67.0 % ha sido finalmente subastado con éxito. El dinero de las subastas, tras gastos, da para el 90% del principal, aunque se intentará sacar algo más de la garantía personal. Como comenta el blog, es algo que tenía que pasar antes o después, y perder un 10%, si se confirma, puede ser menos, no es tan grave como que quiebre la plataforma y nos quedemos sin nada. He podido encontrar el texto oficial en el propio préstamo en Estateguru. Lo tuve en su día pero vendí en secundario no hace mucho...
Loan updates Manual 02.10.2020 EstateGuru hereby announces the repayment of the defaulted Tuigo street development loan. The loan was funded in October 2017 and placed into default in January 2019. On 27th of September 2018, the borrower's bankruptcy was announced. As the collateral consisted of two private houses, the first collateral was sold during the 7th auction round and the second collateral during the 14th auction round. While the full principal amount was theoretically covered by the sales price of the collateral properties (in total €173,016 vs €130,000 principal amount), certain costs aligned with the bankruptcy laws arose as a result of the bankruptcy proceedings. In accordance with the bankruptcy legislation, the following costs/amounts were deducted: VAT, bankruptcy committee costs, fee for the bankruptcy administrator and 15% of the return of sales which was allocated between other creditors in the bankruptcy proceeding. Aside from the costs arising from the legislation, EstateGuru’s security agent’s fee was also deducted. As a result of this, the amount repaid to the investors’ accounts equals 90.4% of the initial principal amount. EstateGuru and the security agent will proceed with enforcing the personal guarantee to cover the missing claims. All investors will be informed of the following developments via the loan update section. |
